Wasatch constructed the European Collection and San Tropez development. « Super Savers In its brief history, Wasatch Residential Builders has earned a reputation for bringing the projects of its parent company – Wasatch Advantage Group – to fruition. Along with $700,000 cut from the budget for the recently completed San Tropez, Scott Overman’s crew found significant savings in San Marino and San Moritz, which are the two other communities in its European Collection. For San Moritz, Overman’s crew brought the price down by $1.2 million. The company also drew significant savings out of San Marino by cutting the schedule by three months and reducing the cost by $5 million. “The original bid that we had [for San Marino] came in at $34 million,” Overman says. “We had already gone before the city of South Jordan and received our building approvals, but the budget just didn’t pencil. We didn’t want to remove all of the stone and build cheaper apartments.” To bring the construction price to a more manageable number, Wasatch met with key subcontractors to value-engineer the project. Overman says the company also sought materials from suppliers around the country that were willing to cut deals because of the recession. The result? Wasatch sought to bring the budget down to $31 million, but actually achieved a final price tag of $29 million for San Marino. The project also will be delivered in March 2010, which is three months earlier than originally anticipated. “We just kept sitting down with subcontractors, suppliers and our key people, and honing the numbers and honing the finishes in order to be efficient as possible,” Overman says. “The contractors really stepped forward with pre-purchasing materials and are holding their line on change orders.” Commercial | WASATCH ADVANTAGE GROUP – SAN TROPEZ / FLORENTINE VILLAS Luxury Within Easy Reach WASATCH ADVANTAGE GROUP DELIVERS ITS MULTIFAMILY PROJECTS ON TIME AND UNDER BUDGET.
