BY LUKE GILLESPIE t has been difficult to get new construction projects off the ground during the recession. Financing is extremely limited, leaving many projects stuck on the desks of developers and architects. However, Centerpoint Builders of Dallas is a company that offers unique services that bring it continued success, despite the economy. Working as a design/builder, real estate financier and developer, and as a general contractor provides Centerpoint with an edge in the construction market. And while it is unique for a company to perform all three of these functions, there is one more aspect of the company that has become especially important — it performs its own financial services for projects. “There are plenty of construction companies,” President David Gunderson, AIA, says. “There are fewer design/build [companies] and fewer that are architect-led, and even more unique is we have our own financial group.” This all leads to Centerpoint’s plan to give clients a single point of contact for their projects. “We can take a client from idea to completed building in less time and for less money than they thought possible,” Gunderson states. The company explains that its architects will be with the project from the initial idea through completion, and because it takes financial responsibility for the whole project, there is no disconnect between the company’s interests and the clients.” Gunderson explains how Centerpoint distinguishes itself from other construction firms. “With other companies, after the first time they meet with a client, what will take them a month or two with three different companies — to create a design, price the project and determine the financing— we can figure out in a two-hour meeting,” he says. “We offer a single point of responsibility with no finger-pointing or design-error change-orders.” »Centerpoint Builders’ services include design/build construction and financing. Watching the Market Centerpoint was founded in 2003 but did not always offer its current full repertoire of services. The history of the company begins in 1999, when Gunderson created Durango Project Management. Centerpoint was formed four years later with Durango as its general partner, which “allowed it to break away from a privatelabel approach to project management,” it says. The company expanded its services to include general contractor, architecture and design/build work. The newest service — its financial group — was added to Centerpoint as the economy was beginning to crumble.
