Gafcon has working with the Carlsbad school district on various projects since 1997. 21st Century High M anaging a complex high school modernization project is a feat in itself, but as the overall construction program manager for the Carlsbad Unified School District, Gafcon Inc. has reached an entirely new level in institutional construction management. The 22-year-old construction management firm says it leads the Southern California market in providing consulting services in construction, program and project management, as well as construction-related claims support. Gafcon has been involved in all stages of development, from land planning and financial feasibility analyses to cost estimating, project development and construction. Gafcon’s management team has worked with the Carlsbad School District since 2007 to identify the goals of its client’s overall construction program, Gafcon Senior Project Manager Eitan Aharoni explains. The district’s masterplan – funded from Proposition P, a $198 million bond measure passed by voters in November 2006, GAFCON MANAGES THE $95 MILLION RENOVATION OF CARLSBAD HIGH SCHOOL. BY BROOKE INFUSINO Gafcon Inc.: Carlsbad High School Modernization Project • Project value: $95 million • Site: Carlsbad, Calif. • Employees: 400 “[The lease-leaseback method] keeps cost in mind during design, so you don’t get any surprises when you start to build.” –Eitan Aharoni, Sr. project manager includes the construction of a new high school, the renovation of the existing old Carlsbad High School, the renovation of six elementary and middle schools and technology upgrades to the remaining six schools in the district. “Gafcon manages the program in advising, supporting and monitoring the budget,” Aharoni says. “Our responsibilities are to make sure that the project is fulfilling the budget goals and to make the necessary adjustments, and to assist with the hiring of all the design and construction teams. We also manage the operation of construction.” Since October 2007, Gafcon has successfully managed the renovation of four elementary schools; a partial expansion of a middle school, which will be completed in February 2010; and upgrades to the technology infrastructure of all 13 schools in the district. It will complete a renovation of a second middle school in the summer of 2010. The remaining and largest portions of the masterplan are the construction of a new high school starting grading in September 2010 and continuing with the modernization of the existing high school.
