Plaza’s Finishing Touches »Plaza Construction is working on two developments in Battery Park City worth $478 million. Civil | PLAZA CONSTRUCTION CORP. – BATTERY PARK CITY SITES 23 AND 24 PLAZA IS BUILDING THE LAST TWO SITES IN BATTERY PARK CITY IN NEW YORK. attery Park City is composed of millions of square feet of parks, community facilities and residential buildings. Its last two undeveloped parcels, sites 23 and 24, containing the Liberty Luxe and Liberty Green condominium towers, respectively, should be complete in winter 2010/11. Construction of Liberty Green, a 22-story, 191-unit tower and Liberty Luxe, a 32-story, 280-unit tower, began in early summer 2008. Although the buildings will have separate certificates of occupancies, they are treated as one, $478 million project, and portions of the base of the buildings will accommodate a Battery Park City community center and an accessory parking garage. Together, they comprise 740,000 square feet. The project, developed by MP Liberty LLC and MP Freedom LLC, features the work of architecture firms Costa Kondylis & Partners, Goldstein Hills & West and Ehrenkrantz Eckstut & Kuhn, who designed the buildings to earn LEED gold certification in keeping with all buildings at Battery Park City. The buildings will feature solar panels, cogeneration power units, blackwater recycling for toilet water and cooling tower make up water, and will employ levels of fresh air exchange not typically found in residential units. While the project pushes the limits of sustainable building practices, it manages to maintain a classical and elegant look that fits well into its family friendly surroundings that boast expansive parks along the Hudson River. The Battery Park City Authority (BCPA) has incorporated into the development a community center that will house swimming pools, a full size gymnasium, fitness center, classrooms and auditorium. New York City based-Plaza Construction Corp. approached construction with the same environmental considerations and diligence that has made it a leader in the New York City construction industry. The company’s implementation of LEED-targeted design required Plaza Construction Corp. www.plazaconstruction.com • Location: New York City • Budget: $478 million • Scope: Two condominium towers totaling 740,000 square feet “Plaza’s management team employs numerous LEEDcertified managers and estimators.” –Thomas D’Ercole, senior PM the subcontractors to use materials with minimum and acceptable VOC levels, high percentages of renewable material, as well as regional and recycled materials. At the site, a program to recycle construction debris was put into action. “Plaza’s management team employs numerous LEED-certified managers and estimators that help the owner realize their LEED goals from the onset of pre-construction services,” Senior Project Manager Thomas D’Ercole notes. The BPCA’s sustainable requirements exceed LEED requirements, he says. Battery Park has become a leader in sustainable building in the region, and has set an example for others to follow. Plaza has successfully completed projects of this type, Project Executive Christopher Mills says, including previous sites in Battery Park City. ”We were able to apply lessons learned from the previous Blackwater system we installed at Battery Park City,” MEP Project Manager Christopher Greco notes.
