Residential | MILL CREEK RESIDENTIAL TRUST LLC Sunny Skies Above W ith every project, Mill Creek Residential Trust aims to raise the standards for its luxury residential apartment developments. As Managing Director Jeff Meran and Development Associate Andy Barroso describe the processes and amenities built into three of the company’s most recent projects, the evidence is clear that the bar has been raised again. Mill Creek Residential Trust develops and acquires multifamily apartment communities. Based in Dallas and founded in 2010, the company employs more than 120 people with multifamily development, acquisition and construction experience. Mill Creek also says its executive management team has an average of 28 years of industry experience. Modera Miramar in Miramar, Fla., is one development that brings to fruition the best Mill Creek Residential has to offer. The luxury property consists of 349 rental units that combine for 400,000 square feet of rentable space. Approximately onethird of the units are townhouses, and the rest are traditional garden-style apartments. As developer and general contractor, Mill Creek Residential Trust broke ground on the $33 million job in May 2011. Completion of the project is expected in May 2013. Meran says his company had been working on the site a couple years before officially breaking ground in order to be ready for construction as soon as the multifamily market came back. The clubhouse will be built to LEED certification standards, and the homes will feature energy-efficient fixtures and other green components. An 8,000-square-foot clubhouse will be erected, and the 25-acre campus also will house a resort-style pool and a dog park. “Understanding the current state of the market of construction, this is our first project out of the ground after the downturn of the entire market,” Meran says. “We were ready to hit the ground running.” MILL CREEK RESIDENTIAL HAS THREE PROJECTS UNDER WAY AS THE ECONOMY THAWS. The base of the 8-story Douglas Apartments structure will be a three-level, post-tensioned concrete garage. Five levels of apartment will rise from the top of the garage using tunnel-form construction. The apartments are a mix of one-, two- and three-bedroom units.
