BY JAMIE MORGAN llisDon, one of the largest Canadianbased construction contractors, has again teamed up with one of Canada’s largest retail havens, the Yorkdale Shopping Centre, to complete a $220 million expansion of the 1.45 million-squarefoot indoor mall. EllisDon was contracted in 2010 and in January 2011 began construction of a 150,000-square-foot addition and 800-space underground parking structure to notch the Yorkdale Shopping Centre a little higher on the list of the largest Canadian shopping centers. EllisDon also is constructing a new loading dock and a basement hydro vault, or utility vault, to accommodate the shopping centre’s new electrical demand. This is its second major expansion since 2005, when EllisDon completed the shopping EllisDon – Yorkdale Shopping Centre • Project cost: $220 million • Location: Toronto • Scope of work: 150,000-squarefoot addition and 800-space underground parking garage centre’s $110 million expansion. That expansion resulted in the Yorkdale Shopping Centre’s most profitable year at the time. Its general manager, Anthony Casalanguida, is confident the 2012 expansion will do the same. “We’re expanding thanks to the strength and success of the existing shopping centre and strong tenant demand for space,” Casalanguida explains. “Not only are we bringing an amazing array of new brands to Yorkdale, but this expansion will also bring employment opportunities to the [Greater Toronto area], both during the construction phase and once retailers open.” EllisDon Project Manager Seton Chase says the shopping center will gain approximately 40 new stores to turn the current L-shaped facility into a more complete rectangular plan shape. Substantial completion is set for October 2012 “There is a great amount of flexibility required on this project.” –Seton Chase, project manager and it will be open to the public by November. Some existing tenants will relocate to new spaces. At that time, EllisDon will begin a smaller second phase to renovate those old spaces. However, that will not occur until January 2013. Currently, Chase says the construction team has finished pouring concrete and has completed 70 percent of structural steel erection.
