square foot,” Thomas emphasizes. “At $400 a square foot, it had reached its bubble, and construction costs at that point were approaching $300 a square foot. When you factor in the cost of land and soft costs along with the construction costs, it was pretty obvious that developers weren’t going to be able to sell them. “We saw it coming,” he continues. “We were riding the wave while it was happening, but we weren’t trying to put more eggs in that basket. When other people were thinking they needed to get into that sector, we felt we needed to get out. We didn’t see the banks collapsing, but we could see overbuilt projections. There were far too many cranes on every corner and an overabundance of condos.”
It is that type of savvy thinking and flexibility that has kept Beauchamp Construction prospering for 75 years. Founded in 1936 in Washington, D.C., by Victor Beauchamp, his grandson James moved the company to south Florida in 1980 when Victor retired there. “One of the things we pride ourselves on is being flexible and adaptable to the changing times, and we adapted from Washington, D.C., to the south Florida market,” notes Thomas, who joined the company in 1983. “We do a little bit of everything and have always been able to stay a little bit ahead of the curve.” Donald Crissey, who served as Beauchamp Construction’s president for close to 20 years and is now its executive chairman of the board, was a college roommate of current CEO James Beauchamp. “The two of them started the south Florida version of the company in 1980 in Crissey’s garage,” Thomas relates. Victor Beauchamp sat on the company’s board and was an active board member for years. In the 1980s, Beauchamp Construction built public sector projects, many of them for the

eauchamp Construction Co. Inc. President Dean Thomas did not need a crystal ball to see that by 2005, something strange was happening in his south Florida construction market. “It was pretty obvious – construction costs had risen significantly from 2000,” he points out. “We
were building apartment buildings for $50 a gross square foot in the late 1990s. In 2005, it didn’t matter how cheap of a project you were building – it was costing $200 a gross square foot at a minimum. “There wasn’t going to be that demand to buy these condominiums anymore at $600 a
