uild it and they will come: D'Agostini Land Company operates under this ideology. The Sterling Heights, Mich.-based
building contractor doesn't need a guaranteed sale or lease
prior to completion. Experience has taught the company
that quality projects will eventually attract tenants and buyers.
"Probably 80 percent of our portfolio is speculative in nature,
which means we have embraced risk," Principal Owner Eugene
D'Agostini says. "There are other industrial builders, but very few
speculative builders do as much as we do."
One of the company's largest projects to date is nearing completion in Shelby Township, Mich. Cherry Creek Corporate Park, a 220acre industrial development, has received a lot of attention since

"It's one of the larger industrial parks in metro Detroit," D'Agostini
says. "A large percentage of the tenants are auto manufacturers and
some are military contractors. These manufacturers are servicing
large, world-wide contracts."
Since buying the land, the company has built eight plants totaling roughly 1.2 million square feet of manufacturing space. The
showcase development is located in a prime location with access
to area freeways.
"We have room for two more smaller buildings, but the park is
about 95 percent complete," D'Agostini says. "And there's a small
commercial component to this development."
The park has an existing commercial component that features

Macomb County Department of Planning and Economic Development and Shelby Township.
"They have all been extremely cooperative and without their help
these projects would not have occurred," D'Agostini says. "We created
in excess of 2,000 new jobs since 2010 and the development has
caused a ripple effect for the surrounding businesses, restaurants
and such. They have been positively impacted."
D'Agostini added that Macomb County Executive Mark Hackel
and Shelby Township Supervisor Rick Stathakis were instrumental
in making the development happen.
